These Terms & Conditions ("Terms") govern your access to and use of the Deal360 website, platform, applications, and related services (collectively, the "Platform").
By accessing, registering for, or using the Platform, you agree to be legally bound by these Terms. If you do not agree, you must not use the Platform.
1. About Deal360
Deal360 is a real estate marketing, discovery, verification, and lead-introduction platform.
Deal360:
- Is not a real estate brokerage
- Does not act as an agent, intermediary, or fiduciary
- Does not negotiate transactions
- Does not hold deposits, escrow, or client funds
- Does not charge or receive commissions on property transactions
- All property transactions are conducted off-platform by RERA-licensed brokers and agents under applicable UAE laws.
2. Eligibility & Accounts
2.1 Eligibility
You must be at least 18 years old and legally capable of entering into binding agreements to use the Platform.
Certain features require:
- Verified identity
- Valid RERA BRN / ORN (for agents and brokerages)
- Valid permits or ownership documentation (for listings)
2.2 Account Responsibility
You are responsible for:
- Maintaining accurate and up-to-date information
- Keeping your login credentials secure
- All activity conducted under your account
- Deal360 may suspend or terminate accounts that provide false, misleading, or non-compliant information.
3. User Roles
Deal360 supports multiple roles, including but not limited to:
- Buyers / Tenants
- Investors
- Property Owners / Landlords
- Real Estate Agents
- Brokerages
- Developers
- Service Providers
Access to features, data, and visibility depends on your role, verification status, and subscription level.
4. Listings, FSBO & Verification
4.1 Listings
All listings on Deal360 are subject to:
- Verification checks
- Permit validation (where required)
- Platform quality and compliance rules
- Deal360 may reject, suspend, or remove listings that fail verification or breach these Terms.
4.2 FSBO (For Sale By Owner)
Owners may submit FSBO listings only where legally permitted.
Important:
- FSBO listings cannot complete a transaction without a licensed agent
- A valid advertising permit may be required
- Deal360 does not facilitate direct owner-to-buyer transactions
5. Lead Previews, Unlocks & Introductions
5.1 Lead Previews
All enquiries may initially appear in preview mode, showing limited information.
5.2 Lead Unlocks
Unlocking a lead:
- Grants access to contact details and messaging
- Permanently assigns the lead to the unlocking agent
- Is non-refundable once access is granted
Deal360 does not guarantee:
- Lead quality
- Transaction completion
- Buyer or seller intent
- Accuracy beyond disclosed information
6. Payments, Subscriptions & Credits
6.1 Fees
Deal360 may charge for:
- Subscriptions
- Lead unlocks
- Private Listings™
- Credits and exposure tools
- Professional services or add-ons
- All prices are displayed clearly at the point of purchase.
6.2 No Commission
Deal360 does not take any percentage of:
- Sale prices
- Rental values
- Agent commissions
6.3 Refunds
Unless otherwise stated:
- Payments are non-refundable
- Credits are non-transferable and non-withdrawable
- Unused credits may expire based on plan terms
7. Platform Rules & Prohibited Conduct
You agree not to:
- Misrepresent listings, permits, pricing, or availability
- Upload false, misleading, or unauthorised content
- Circumvent lead unlocks or contact restrictions
- Scrape, harvest, or reuse Platform data without permission
- Interfere with platform security or integrity
- Use Deal360 to bypass agents, brokerages, or legal requirements
- Deal360 may take enforcement action including suspension, restriction, or termination.
8. Deal360 Authority & Enforcement
To protect platform integrity, Deal360 reserves the right to:
- Suspend or restrict listings, leads, or messaging
- Freeze access during disputes or compliance reviews
- Remove badges or verification status
- Apply temporary continuity access where required to prevent deal collapse
- All actions are logged and auditable.
9. Intellectual Property
All Platform content, systems, branding, software, and trademarks belong to Deal360 or its licensors.
You may not:
- Copy, modify, reverse engineer, or resell any part of the Platform
- Use Deal360 branding without written permission
User-generated content remains yours, but you grant Deal360 a non-exclusive, royalty-free licence to display and use it for Platform operation.
10. Disclaimers
Deal360 provides the Platform "as is" and "as available".
We do not warrant:
- That listings are error-free
- That users will transact
- That market data or analytics are predictive or guaranteed
- That platform access will be uninterrupted
Any decisions made using the Platform are your responsibility.
11. Limitation of Liability
To the maximum extent permitted by law:
Deal360 shall not be liable for:
- Loss of profits, commissions, or opportunities
- Failed or cancelled transactions
- Disputes between users
- Indirect, incidental, or consequential damages
Deal360's total liability shall not exceed the fees paid by you to Deal360 in the preceding 3 months.
12. Indemnity
You agree to indemnify and hold Deal360 harmless from any claims, losses, or liabilities arising from:
- Your use of the Platform
- Your listings or communications
- Breach of these Terms
- Violation of laws or third-party rights
13. Termination
You may stop using the Platform at any time.
Deal360 may suspend or terminate access:
- For breach of these Terms
- For compliance or regulatory reasons
- To protect platform users or integrity
Termination does not affect accrued payment obligations.
14. Governing Law & Jurisdiction
These Terms are governed by the laws of the United Arab Emirates.
Any disputes shall be subject to the exclusive jurisdiction of the courts of Dubai, unless otherwise required by applicable law.
15. Changes to These Terms
Deal360 may update these Terms periodically.
Continued use of the Platform after updates constitutes acceptance of the revised Terms.
